Potential housing sites
Context
Having looked at how many new homes we need to deliver over the plan period, and options for delivering them (see sections on setting a housing target and housing delivery) we need to look to allocate sites to deliver those new homes.
The National Planning Policy Framework (NPPF) says that we must "have a clear understanding of the land available in their area through the preparation of a strategic housing land availability assessment. From this, planning policies should identify a sufficient supply and mix of sites, taking into account their availability, suitability and likely economic viability."
A Strategic Housing Land Availability Assessment (SHLAA) has been undertaken and the final report will be available to view on our website shortly at Local Plan 2022-2043 | Tamworth Borough Council
The assessment identified a number of sites that could potentially be suitable for housing development over the lifespan of the new plan. However, just because a site has ben identified as potentially suitable through the SHLAA process it doesn't mean that it will definitely be developed for housing. There are still some considerations that need to be taken into account including the intentions of the landowners of each site, and the potential cumulative impact of delivering housing on the sites.
Therefore, not all of the sites that have been identified on the list will necessarily be allocated in the plan, but it is likely that any allocations in the plan will come from the list of identified sites.
